| 🏡 Hey there, Friends and Neighbors! 🏡 Can you teach old dogs new tricks? After five years from my last road race, I decided to enter the Berkeley Hills Road Race two weeks ago. It was a hard 3.25hrs effort over 71 miles and ±5400 ft of climbing, but it was a blast! You really can't beat the natural beauty of this amazing area, and nothing says spring in the Bay Area like biking a little too fast and too far for comfort. 😅 Changing sports, I was honored to throw the opening pitch for the Tigers game, the Mill Valley Little League team that I sponsor. Coincidentally, they were playing the Giants, the team my son is on for which I coach. Being a part of my sons' baseball journeys and our awesome community is something I truly enjoy. As for real estate: Spring started off a bit slow, but the reversal we are seeing now in activity is quite profound, surpassing where we were last year at this same time with flying colors. But not everything is as it seems. Price reductions are also rising at the same time. So what's going on here? Read on to see what is perhaps one of the strangest divergent trends I've witnessed in a while. As always, I'm here to chat about anything real estate-related or just catch up over a cup of coffee. | If you recall from last month's issue, the transformation of this property was nothing short of dramatic. The sellers took a leap of faith, sinking around $225,000 into renovations. Multiple offers above asking, with a final top bid that the sellers were very happy to accept. What originally was estimated to sell for roughly $1.6M (prior to renovations) turned into a very strong return on investment. I can't share the final sale price until it closes, but keep an eye on next months newsletter for that number, or on Compass.com next week. |

| | | | Located just across from the Boyle Park baseball field, this quintessential Mill Valley home sits on almost one-third of an acre and featured a load of recent upgrades while keeping much of its character from the mid 1940s. My clients submitted a strong offer on this recently listed property. We navigated some negotiations, and they were able to secure the home for under the asking price. This just goes to show that anything can happen in today's market. Never feel discouraged from throwing what you think is a good offer on the table - you just never know what you might catch! |

Statistics are generalities, essentially summaries of widely disparate data generated by dozens, hundreds or thousands of unique, individual sales occurring within different time periods. They are best seen not as precise measurements, but as broad, comparative indicators, with reasonable margins of error. Anomalous fluctuations in statistics are not uncommon, especially in smaller, expensive market segments. Last period data should be considered estimates that may change with late-reported data. Different analytics programs sometimes define statistics - such as "active listings," "days on market," and "months supply of inventory" - differently: what is most meaningful are not specific calculations but the trends they illustrate. Most listing and sales data derives from the local or regional multi-listing service (MLS) of the area specified in the analysis, but not all listings or sales are reported to MLS and these won't be reflected in the data. "Homes" signifies real-property, single-household housing units: houses, condos, co-ops, townhouses, duets and TICs (but not mobile homes), as applicable to each market. City/town names refer specifically to the named cities and towns, or their MLS areas, unless otherwise delineated. Multicounty metro areas will be specified as such. Data from sources deemed reliable, but may contain errors and subject to revision. All numbers to be considered approximate. Many aspects of value cannot be adequately reflected in median and average statistics: curb appeal, age, condition, amenities, views, lot size, quality of outdoor space, "bonus" rooms, additional parking, quality of location within the neighborhood, and so on. How any of these statistics apply to any particular home is unknown without a specific comparative market analysis. |
