"So, what's the market doing?" Well, below is a summary of the state of Marin's real estate market while the charts further below offer a more detailed approach. For me, a Just Sold and Just Listed property in Mill Valley is at the forefront, plus baseball season has come to an end in the Williams household (for a month :-) ) Outdoor activities still offer work/life balance, a belief and value of mine. Let's do this!! Cliff Notes - Marin Real Estate Market Low sale and listing numbers across both Mill Valley and Marin make for a very interesting balancing act currently between both buyers and sellers. Rising interest rates have meant sellers and buyers are spending a little more time before committing, which is on full display in the uptick of the days-on-market stat. Plus, the struggle of home owner's insurance coupled with August being historically one of the quietest months of the year, we're certainly facing a very interesting mixture of economic factors all at once. But things are not all dreary! Marin has held up relatively well against much of the rest of the housing market. And with September typically being a very hot month for real estate, I'm eager to see how things develop. Remember: Real estate is historically a wonderful place to protect purchasing power, and Marin has certainly been an all-star in that category. |

A long baseball season in the Williams household came to an end with a trip to Cooperstown, New York. Every summer, for 16 weeks, the spectacular Cooperstown Dream Park hosts 12U tournaments every 6 days. Watching my 12 year old son's Bombers Baseball team crush it with his grandfather/my dad beside me will be a cherished memory (they finished 3rd out of 90 teams #prouddad). |

Statistics are generalities, essentially summaries of widely disparate data generated by dozens, hundreds or thousands of unique, individual sales occurring within different time periods. They are best seen not as precise measurements, but as broad, comparative indicators, with reasonable margins of error. Different analytics programs sometimes define statistics - such as "active listings," "days on market," and "months supply of inventory" - differently: what is most meaningful are not specific calculations but the trends they illustrate. Most listing and sales data derives from the local or regional multi-listing service (MLS) of the area specified in the analysis, but not all listings or sales are reported to MLS and these won't be reflected in the data. "Homes" signifies real-property, single-household housing units: houses, condos, co-ops, townhouses, duets and TICs (but not mobile homes), as applicable to each market.
